Do not submit any offers prior to showings. The property to be sold strictly in "as is" condition. All violations, and current municipal liens will be buyer's responsibility and must be corrected after closing, at buyer's expense. Do not submit offers without current proof of funds. Buyer and/or buyers agent should check with the city to verify any outstanding violations, liens, citations. The following language to be added to the contract: "Buyer agrees at time of settlement to assume and be liable for curing all violations and paying all liens that are associated with the subject property, and agrees to sign a hold harmless agreement".
